The forenoon in Liber 4 1 for Mariposa as No 6716 and that such mortgage has not been assigned and that I am the person entitled by law to receive the money and that such mortgage is therefore discharged Witnessed my hand this 19th day of March A.D. 1867 Jane Uglow Attorney for Abel Uglow Witnesses James H Dunsford of Lindsay Gentleman and C R Dunsford of same place Gentleman.

County of Victoria To Wit I James H Dunsford of the Town of Lindsay Gentleman make oath and say 1. That my name place of residence and calling are correctly set forth as above 2. That I was present and did see the execution oft he within Certificate of Discharge of Mortgage by Jane Uglow Attorney for Abel Uglow part thereto and that I am a subscribing witness to such execution and that the said Certificate of Discharge of Mortgage was executed at Lindsay James H Dunsford Sworn before me at Lindsay in the County of Victoria this 19 day of March AD 1867 C R Dunsford Dep Reg

John Dix to Jane Uglow

This Indenture made the Nineteenth of March One thousand eight hundred and sixty seven in pursuance of the Act respecting short forms of Mortgages Between John Dix of the Township of Mariposa in the County Victoria Yeoman (and Ann Dix) Mortgagors of the first part and Ann Dix wife of the said Mortgagor party of the first part of the second part and Jane Uglow of the same place wife of Abel Uglow Mortgagor of the third part Witnesseth that in consideration of the sun of Thirteen hundred dollars of lawful money of Canada now paid by the said Mortgagee to the said Mortgagor the receipt whereof is hereby acknowledged the said Mortgagor doth grant and mortgage unto the said Mortgagee his heirs and assigns forever All and singular that certain parcel or tract of land and premises situate lying and being in the Township of Mariposa in the County of Victoria and Province of Canada containing by admeasurement Two hundred acres be the same more or less being composed of Lot Number Fourteen in the Fourth Concession of Mariposa aforesaid And the said Ann Dix wife of the said Mortgagor hereby bars her dower in the said lands Provided this Mortgage to be void on payment of Thirteen hundred dollars of lawful money of Canada with interest at Eight per cent as follows that is to say In seven years from the date hereof with interest at eight per cent per annum as aforesaid to be paid yearly and taxes and performance of statute labour The said Mortgagor covenants with the said Mortgagee that the Mortgagor will pay the Mortgage money and interest and observe the above proviso That the Mortgagor has a good title in fee simple to the said lands

And that he has the right to convey the said lands to the said Mortgagee And that on default the Mortgagee shall have quiet possession of the said lands free from all incumbrances And that the said Mortgagor will execute such further assurances of the said lands as may be requisite. And also that the said Mortgagor will produce the title deeds enumerated hereunder and allow copies to be made at the expense of the Mortgagee And that the said Mortgagor hath done no act to encumber the said lands And that the said Mortgagor doth release to the said Mortgagee all his claims upon the said lands subject to the said proviso. Provided that the said Mortgagee in default of payment for one month may on notice enter in and lease or sell the said lands. Provided that the Mortgagee may distrain for arrears of interest. Provided that in default of the payment of the interest hereby secured the principal hereby secured shall become payable. Provided that until default of payment the Mortgagor shall have quiet possession of the said lands.
